General description
It is a very special object without exaggeration. Why?
It is special in multiple ways. The dominant aspect in this sense is the position of the house. It is
like a clearing in the woods, the house has the forest behind it and at the same time has a view of
all the woods and fields as far as the sea. You can also see the village of Capalbio, which stands
on a hill.
The effect is reinforced by the road that goes through a dense forest and through the difference in

Outside it is in stone and inside it has a large living room with two bright four winged window
doors in chestnut wood and other windows. The living room then merges into the kitchen and in
both rooms you can enjoy the view in the wide valley.
A very particular hardwood staircase leads up to the first floor, which has three bedrooms with
wooden floors and ceilings. From the largest room you can enjoy the view over twenty kilometers
of forests and fields to the sea.
The great hygroscopicity of all materials leads to a very pleasant climate inside the house during
all seasons. Also on the ground floor are the wooden floors (see details), in the living room and
kitchen in cypress wood. In the first floor the floors are made of larch and the interior doors are
made of poplar. All exterior fixtures and beams of the house are in chestnut treated with an ancient
non-toxic technique.

Location:
The location of the land is about 5 km from Scansano, a village with a medieval center that now
has a range of services such as grocery stores, wine bars, hardware stores, appliances, schools,
town hall, banks and so on. The way there passes mainly under trees, so it is quite cool even in the
hot season.
There are three airports, Rome, Pisa and Florence, all three well reachable and more or less at the
same distance of about 200 km (2-3 hours travel).
There is also the possibility of landing in Grosseto (charter or private flights)
In 35 minutes you can reach the beach of the sea (Albinia), in 45 minutes to Grosseto, in 30
minutes to the thermal baths of Saturnia.
